You pay per bed — not per room or per property

Count the actual beds in your Airbnb. A 2-bedroom with one bed each = 2 beds. A 3-bedroom with a king, a queen, and two singles = 4 beds. That's what you pay for.

A "turnover" = one exchange (dirty out, clean in)

Every time a guest checks out, we collect the dirty linen and leave a fresh set. That's one turnover. Your plan includes a set number of turnovers per bed per month — after that, each extra is $8.

What if I have more turnovers than my plan includes? +
Each extra exchange beyond your monthly allowance is $13 — charged automatically at the end of the month. You never need to pre-approve this; the exchange just happens and the $8 is added to your next invoice. The calculator above shows you exactly how many extras you'd have.
Do I need to be home for the exchange? +
No. Just provide your lockbox code or key access in the booking notes. Our driver collects the dirty linen bag and leaves the fresh set, usually in under 3 minutes. You get an SMS confirmation when it's done.
What if a guest checks out and I have a new guest the same day? +
That's exactly what we're built for. Give us at least 2 hours notice (WhatsApp 0413 335 007 for same-day) and we'll slot the exchange into the window between checkout and check-in. If your calendar is synced, we auto-detect the tight turnaround and flag it for priority dispatch.
What if the linen gets badly stained or damaged? +
Our team inspects every item when it comes back. We attempt stain removal first. If an item can't be restored to hotel standard, we replace it from our float at no extra cost to you. You are never charged for linen replacement — that risk sits entirely with us.
Can I pause during periods when my Airbnb is empty? +
Yes. WhatsApp us and we'll pause your subscription for the duration. You only pay for months where exchanges happen. We just ask for 48 hours notice before pausing.
What happens when I cancel? +
Cancel anytime before your next billing date — no fee, no questions. Your linen is collected on the next scheduled exchange and the float is returned to us. You go back to managing linen yourself, or you come back whenever you need us. No hard feelings.
Is there a minimum number of beds or months? +
No minimums. You can start with 1 bed and 1 month. Most hosts start with one property to try it, then add the rest of their portfolio within the first few weeks.
